The services Keene provides are typically procured through three primary contracting methods: Construction Management, Design-Assist and Traditional General Contracting.

Keene has a talented preconstruction services department that supports clients through the entire preconstruction period, including site due diligence investigations, construction budgeting, preparing preliminary schedules, permitting, and the final bidding of the work to the trades.

Preconstruction Services are typically provided on negotiated projects with Owners that understand the importance of contractor involvement through design, including Construction Management or Design-Assist.

Keene Construction's Field Operations Divisions are made up of construction services' veterans who have tremendous and varied experience. The tenure of Keene Superintendents is among the longest in the industry. This length of employee service for the Company actually applies to most staff positions creating a team familiar with all aspects of effective Owner's Representation for KCC clients.

General Contracting

General Contracting is typically used when an Owner has hired an architect who has produced completed plans and specifications for which they would like to receive contract pricing. Keene will sometimes bid short-listed opportunities depending on KCC's available resources, the Owner of the project who is requesting pricing, and the scope of the proposed work. Most Owners utilize a Lump Sum Agreement based on the bid documents. This type of arrangement often does not utilize the contractor during preconstruction to help monitor and control costs.

Design-Assist

Through design-assists, Keene Construction will act as a single source provider managing all aspects of programming, design, permitting, cost control and construction management. Design-Assist services are usually provided utilizing a two part agreement. The first phase is utilized to prepare completed site drawings to initialize site permitting and pricing, and to prepare building plans comprehensive enough to provide contract pricing. The second phase will be used to complete all design, permitting and building the project. Each phase has associated cost for the work completed during that period. The second phase includes the cost of the work for the construction of the project.

Construction Management

This methodology is very similar to design-assist, taking advantage of contractor involvement during design. During the design of a project is actually when you have the best opportunity to impact cost. This can be accomplished through efficient design and by taking into consideration site conditions, constructability and methodology, long lead-time materials, labor availability and the materials markets. Project Owners typically procure the design services and the Construction Manager separately, but bring all team members on board early in the process to facilitate a true team approach to assure schedule adherence, quality control, permitting and cost control.
